Far fewer attending patients per practice than one practice needs
This measure shows the market well supplied. Before ruling the site out, check the office list for practices that have closed. At low counts one wrong entry moves the figure a long way.
This site fails on supply: dentist density is high enough at every radius examined that a new practice would be competing for patients already attached to established offices, and the strong local demographics do not offset it.
Household income and education in the 3-mile ring run well above the state as a whole, with a median household income of $119,620 against the state median of $80,392 and 65.2% of adults holding a bachelor's degree or higher versus 33.3% statewide. Populations like this generally support elective and comprehensive treatment planning rather than emergency-driven care.
Dental attachment is already high: 71.8% of adults within 3 miles report a recent dental visit and only 5.5% are uninsured, which points to a population accustomed to regular recall and able to pay. The practical consequence is that growth here comes from taking share from existing offices rather than from converting non-users.
The 3-mile ring holds 55 general practice offices and 24 specialist offices serving an estimated 37,950 active patients, or roughly 690 patients per office against the 1,300 to 1,500 a single dentist can support. Measured by population the picture is the same, at about 949 residents per office versus a workable range of 2,000 to 3,000, and even after adjustment the figure is 831 patients per office.
Widening the search does not resolve the problem. The 2-mile ring is tighter still at about 651 patients per office, and the 5-mile ring, at roughly 1,134 patients per office across 107 general practice offices, remains below the 1,300 to 1,500 benchmark. The eight things that decide a location and that no demographic report can measure.
This report measures the market. It cannot measure the property, and a strong market will not rescue a bad site. None of the following appears in demographic data, which is why we do not recommend for or against any address.
Stand at the road at 8am and again at 5pm. Can you see the building? Can you turn in from both directions, or does a median force a detour? A site invisible from the road pays for that in marketing every year it operates.
Count the spaces available to your patients at the busiest hour, not the number written into the lease. Shared lots in medical buildings are routinely oversubscribed, and older patients need to park close.
Get what the lease and the local ordinance permit in writing before you sign. Monument signage, illumination and letter height are commonly restricted. A site whose signage you cannot use is not the site you were shown.
A medical building can hold several dental offices, and our list may show them as one. Read the lobby directory yourself. A specialist upstairs may be a referral source rather than a competitor, or the reverse.
Operatories need water, drainage, compressed air, vacuum and electrical capacity. Converting retail or office space costs far more than taking over a former dental suite. Walk a contractor through the space before you agree to a rent figure.
Length, renewal options, escalators, exclusivity against another dental tenant, and who pays for build-out. A practice sells for less if its lease is short or non-transferable. Have a healthcare attorney read it.
Call the two or three nearest, or drive past. You will learn their hours, whether they are taking new patients, and whether they are open at all. That tells you more about the competitive picture than any figure here.
If a nearby practice is a few years from retirement, the market you enter is not the market you will operate in. That information is local and human, and it is worth more than this report.
